About Deerfield

A Brief History of Deerfield, Illinois (Through 2025)

Deerfield, Illinois, located in Lake and Cook Counties approximately 25 miles north of downtown Chicago, is a thriving suburb known for its excellent schools, robust business community, and strong residential character. Though modern Deerfield is a hub of corporate headquarters and affluent neighborhoods, its roots stretch back to early American settlement, agricultural heritage, and careful urban planning.

Native American Heritage and Early Settlement

Before European settlers arrived, the area now known as Deerfield was part of the ancestral homeland of Native American tribes, including the Potawatomi. The region’s proximity to Lake Michigan, access to waterways, and fertile land made it a prime location for seasonal camps and travel routes.

The 1833 Treaty of Chicago opened the land for white settlement following the forced removal of the Potawatomi and other tribes. The first permanent settlers arrived in the 1830s and 1840s, most of them farmers from the East Coast, particularly New England. The original name of the settlement was “Cadwell’s Corner,” named after settler John Cadwell.

By 1849, the area was renamed “Deerfield,” likely after Deerfield, Massachusetts, the former home of several early residents. The new name reflected the common 19th-century practice of naming Midwestern towns after communities in New England.

Agricultural Foundations and Early Growth

Deerfield remained a small, agriculturally focused village throughout much of the 19th century. Farms produced corn, wheat, and dairy, and the economy was local and self-sustaining. The arrival of the Milwaukee Road railroad in the mid-1800s brought greater accessibility, linking Deerfield to Chicago and spurring modest commercial growth.

In 1903, Deerfield was officially incorporated as a village. By that time, it had a population of just over 300 people and a handful of businesses and schools. Life remained rural and closely tied to the land, even as neighboring communities began to urbanize.

Suburban Expansion in the 20th Century

The most transformative era for Deerfield began after World War II, when the village, like much of suburban America, experienced rapid population growth and residential development. Improved transportation, including the expansion of highways and commuter rail service via Metra, made Deerfield an attractive location for families seeking a quiet, suburban life with access to jobs in Chicago.

By the 1950s and 60s, farmland was rapidly converted into subdivisions, shopping centers, and schools. Deerfield’s population grew dramatically—from fewer than 2,000 in 1950 to more than 11,000 by 1970.

This era also saw the development of Deerfield’s excellent public school system, including District 109 (elementary and middle schools) and Township High School District 113 (Deerfield High School). The quality of education became a major draw for new residents.

Deerfield became known for its tree-lined neighborhoods, parks, and strong community identity. The village maintained strict zoning laws to ensure residential character and controlled commercial development primarily along main corridors such as Deerfield Road and Waukegan Road.

Civil Rights History

Deerfield also played a small but significant role in the history of civil rights in northern suburbs. In 1959, a proposed integrated housing development drew fierce opposition from some residents. After heated legal and political battles, the village blocked the project, making national headlines. Although the integrated housing did not go forward, the incident became a notable example of northern resistance to desegregation during the civil rights era.

In later decades, Deerfield evolved into a more inclusive and diverse community, though the 1959 incident remains an important part of its social history.

Economic Development and Corporate Presence

By the late 20th century, Deerfield had become more than just a bedroom community. It attracted major corporate offices and became home to several Fortune 500 companies. Pharmaceutical giant Baxter International once headquartered in the village, and as of the early 21st century, companies such as Walgreens Boots Alliance, Caterpillar, and CF Industries have operated large facilities in or near Deerfield.

This economic development contributed to a strong tax base, funding public services, schools, and infrastructure improvements. The village maintained a careful balance between business development and quality of life for residents, ensuring that commercial growth did not disrupt the residential character of the community.

21st Century: Redevelopment and Sustainability

In the 2000s and 2010s, Deerfield began focusing on revitalizing aging infrastructure and adapting to modern needs. The downtown area, centered around Deerfield Road and the Metra station, saw redevelopment with mixed-use buildings, restaurants, and pedestrian-friendly designs.

Efforts were also made to improve environmental sustainability, including bike lanes, green building practices, and updated stormwater management. The village invested in parks, community programming, and walkability to enhance livability.

During the COVID-19 pandemic in the early 2020s, Deerfield responded with community-focused policies to support small businesses, provide public health guidance, and adapt public services to the needs of residents.

Deerfield Today (as of 2025)

By 2025, Deerfield is home to roughly 18,000 residents. It continues to be known for its top-rated public schools, high-quality housing, and attractive community amenities. The population includes families, retirees, and professionals, many of whom commute to Chicago or work locally in corporate offices.

The village has preserved a strong sense of identity through civic engagement, historical awareness, and consistent planning. Deerfield maintains a mix of traditional homes, new developments, and preserved green spaces, offering residents a comfortable, community-oriented lifestyle.

Community events such as Family Days, the Farmers Market, and holiday celebrations reinforce the village’s small-town charm while embracing its modern, diverse population.

Arthur holds the equivalent of two doctorates in real estate through advanced professional designations:

  1. CCIM Designation (2000): In 2000, Arthur earned the prestigious Certified Commercial Investment Member (CCIM) designation from the CCIM Institute. This designation is awarded upon completion of a rigorous graduate-level curriculum and demonstration of extensive qualifying experience. Recognized globally, CCIM professionals are regarded as experts in commercial and investment real estate.

  2. CAI Designation (2010): In 2010, Arthur completed the Certified Auctioneers Institute (CAI) program at Indiana University. This graduate-level program focuses on asset liquidation and auction strategies, and is the highest professional designation in the auction industry.

Since earning his CAI designation, Arthur has served as a court-appointed Receiver in Illinois, managing distressed and litigated properties under the jurisdiction of both state and federal courts.
