No Hidden Fees

We are transparent about our pricing. Our services are clearly stated. We compete based on the old values of truth, trust, and honesty. We offer two property management plans: the Silver Property Management Plan and the Gold Property Management Plan.

Silver Plan

We charge 1 month’s rent for finding you qualified tenants

Optional Additional Pet Coverage is available at $10 per month ($3,000 total coverage)

21-Day Guarantee is NOT included with Silver Plan

Leasing Guarantee is NOT included with Silver Plan

Results Guarantee is NOT included with Silver Plan

Eviction Guarantee is NOT included with Silver Plan

Rental Analysis is included. We will evaluate your property and the area it’s located in to determine the highest rent. 

Pre-Leasing Evaluation is included. Prior to rolling out our marketing, we will analyze your property for potential risks and help you remedy them.

Quality Property Photos are included. We will take dozens of HD photos that highlight the best aspects of your property. 

Floor Plan is optional at the cost of $29.

Video Virtual Tour is optional at the cost of $39. 

Video Walk-Thru Tour is optional at the cost of $150.

Enhanced Syndicated Online Marketing is included. We have an ability to advertise your property at about 62 websites, such as Zillow, Trulia, HotPads, etc. with over 30 million visitors every month.

Advanced Tenant Screening is included. We use a private detective agency to do background checks on applicants.

Lease Preparation and Signing is included. To protect your interest, we will prepare a lease agreement that is compliant with the local Landlord-Tenant Ordinances and state laws.

Renters Insurance monitoring is included. To protect your investment, we will require tenants to have renters insurance. 

Move-in Property Report is optional at the cost of $150. It takes about 3 hours onsite plus 1 hour of post inspection production to complete. 

Move-out Property Report is optional at the cost of $150. It takes about 3 hours onsite plus 1 hour of post inspection production to complete. 

We charge all new clients $100 One-time Account Setup Fee. This covers our costs of onboarding a new property. 

Rent Collection is included. We accept electronic payments via ACH, Direct-Debit, Credit Cards, and Debit Cards. Residents can also pay rent at a 7/11, CVS, Walmart, and Walgreen’s stores. All methods are automatically recorded in our system for easy accounting.

24/7 Maintenance Portal is included. To safeguard your property and keep your tenants safe and happy, we have the ability to interact with tenants 24/7 through the Tenant Portal.

Maintenance Coordination is included. When maintenance and repairs are needed, we will coordinate all work.

24/7 Tenant Portal Access is included. We enable tenants to pay rent anytime from anywhere, using their mobile devices, tablets, and computers. We will also give them the ability to see documents, submit maintenance requests, update insurance, and much more.

24/7 Owner Portal Access is included. We give property owners the ability to see financial reports, documents, and other important issues concerning their properties 24/7 from anywhere, using a cellphone, ipad, or a computer. 

Monthly Owner Statements are included. Our property owners receive each month Owner Statements, Delinquency Reports, Rent Rolls, Cash Flow Statements, Income Statements, and Balance Sheets.

Owner Payments via Direct Deposit (ACH) are included. In your Owner’s Portal, you have the ability to designate the bank account that you want your money to go to, and we will send it there electronically every month. 

Lease Renewals are included at the fee of 25% of the monthly rent amount. We monitor renewals 90 days in advance and handle all negotiations and the paperwork for you. 

Insurance Claims are included. In the event of an insurance claim, we will do all the legwork and interactions with adjusters and insurance agents. 

Annual Lease Evaluations are included. To maximize your rent collection, each year we analyze your property and the local market, to schedule rent increases where appropriate.  

Utility Services Management is included. To save you money on utilities, we work directly with the utility companies and can calculate each tenant’s pro-rated utility bill each month and have the tenants pay their share, even if you do not have separate utility meters.

HOA Point of Contact is included. If your property is a part of a Home Owner’s Association (HOA), we will work with the association on your behalf as your agent. 

Municipal Rental Inspection Coordination is included. Some municipalities require periodic inspections. We will handle them for you.  

He help you document the condition of your property. Quarterly, Semiannual, or Annual Inspections with Detailed Reporting and Pictures are optional at the cost of $150 each. 

To help you and your accountant file tax returns each year, 1099 Forms and Year-End Tax Statements are included at a fee of $150 per year.
