Our Rent and Assessments Collection Services

We provide our residents with a cellphone app and use a state-of-the-art online portal that is compatible with a variety of electronic payment methods to protect your cash flow. Our software meticulously tracks payments and automates the process to increase efficiency and eliminate errors.

What is the Online Portal?

Tenants in residential properties, commercial properties, student housing tenants, and association homeowners can activate Online Portals to securely pay recurring charges, submit maintenance requests, access shared documents, and more. The Online Portal is accessible from mobile devices, iPads, and computers. Our tenants often pay rent and access their Resident’s Portal using our mobile app.

  • Tenants can pay rent electronically using eChecks (ACH), Debit Cards, and Credit Cards.
  • Tenants can also pay rent at any 7/11, CVS, Walmart, or Walgreens.
  • All methods of payment are automatically recorded in our system for easy accounting.

What's in the Online Portal?

The information below describes the features included in the Resident’s Portal:

Home

Displays important information such as account balance, upcoming charges (from the 17th through the end of the month) and maintenance requests. Tenants will also see the option to purchase a renters insurance coverage.

Property Details

Tenants can view or download online lease documents, or read insurance coverage if enrolled in Liability to Landlord Insurance. Additionally, HOA homeowners can mark their unit as renter occupied and upload lease details for the renter.

Payments

Tenants can view their payment history, submit one-time payments, set up reoccurring auto payments, and delete auto payments. Rent charges show up to 15 days in advance. Section 8 and tenant-owed rent show as separate balances, if applicable.

Maintenance

Tenants can submit maintenance requests with photos using our cellphone app, and view a history of submitted requests.

Insurance

Tenants are required to purchase a renters insurance policy or upload proof of insurance for an existing policy.

Shared Documents

Tenants can view and download documents, such as copies of their leases, rules and regulations, and any other documents.

Links to a help page with FAQs and step by step instructions for each feature the tenant or homeowner sees.

Compliance

Only HOA homeowners see this tab if they are allowed to submit architectural reviews online.

Approvals

Only HOA homeowners who are board members see this tab where they can vote and comment on approvals.

View Another Unit

You only see this tab if you own multiple units in the same HOA/condo association.

Account Profile

Tenants can change a number of different settings including login credentials, contact information, their banking information for online payments, and select the Resident's Portal to display in English or Spanish language.

Spanish Language

Your Spanish-speaking tenants and association homeowners can switch the default language of their Online Portal from English to Spanish. Once they change this setting in their Online Portal, all payment reminder emails, payment confirmation emails, and other emails triggered from the Online Portal are delivered in Spanish as well.

(3) Since 2010, he has been serving as the Illinois Receiver managing properties under courts’ jurisdiction in Illinois State and Federal Courts.
