Advanced Tenant Screening. We go beyond basic credit and rental checks, verifying employment, rental history, evictions, judgments, and bankruptcies, while also performing comprehensive civil and criminal searches nationwide to ensure your tenants are reliable and trustworthy.

Pet Screening. If pets are allowed; included with our service, we check pets for vaccinations and risk level assessment for each pet based on the Paw Score Risk Level (FIDO).

Comfort Pet Fraud Detection. Included with our service, we implement a robust fraud detection system to verify and manage comfort pet claims, ensuring that all requests are legitimate and compliant with housing laws while protecting your property.

Rental Analysis. Included with our service, we evaluate your property and its local market to determine a competitive rental price that maximizes income while attracting qualified tenants quickly.

Security Deposit Disposition. Included with our service, we manage the security deposit disposition process, conducting a thorough inspection at move-out, documenting any damages, and ensuring compliance with local laws while providing an itemized report to both you and the tenant.

One-Time Account Setup Fee. This fee covers the costs associated with onboarding a new property, including account creation, system setup, and initial documentation, ensuring a smooth start to your property management experience.

Rent Collection.  Included with our service, we make rent payment simple and convenient. Tenants can pay electronically via ACH, direct debit, credit, or debit cards, or in person at 7-Eleven, CVS, Kroger, and Walgreens. All payments are automatically recorded in our system for accurate, hassle-free accounting.

24/7 Maintenance Portal. Included with our service, the 24/7 Maintenance Portal allows tenants to submit maintenance requests at any time. This ensures quick responses, keeping your property well-maintained while providing tenants with the peace of mind that help is always just a click away.

Maintenance Coordination. Included with our service, we manage all maintenance and repair projects from start to finish. Whether it's routine upkeep or urgent repairs, we coordinate with trusted contractors to ensure timely and quality work, keeping your property in excellent condition.

24/7 Tenant Portal Access. Included with our service, tenants can access the portal anytime, from anywhere, using their mobile devices, tablets, or computers. They can pay rent, view important documents, submit maintenance requests, and manage their account all in one convenient place.

24/7 Owner Portal Access. Included with our service, property owners can access their portal anytime, from anywhere, using a cellphone, tablet, or computer. View financial reports, important documents, and updates on your property’s status, giving you complete visibility and control at your convenience.

Monthly Owner Statements. Included with our service, property owners receive detailed monthly statements, including Delinquency Reports, Rent Rolls, Cash Flow Statements, Income Statements, and Balance Sheets, providing a clear and comprehensive overview of your property’s financial performance.

Owner Payments via Direct Deposit. Included with our service, you can designate your preferred bank account in the Owner’s Portal, and we will deposit your monthly payments directly and electronically, ensuring fast, secure, and hassle-free transactions every month.

Lease Renewals. Included with our service, lease renewals are managed for a fee of 10 to 25% of the monthly rent amount. We monitor renewal dates 120 days in advance, handling all tenant negotiations and paperwork to ensure a seamless and timely renewal process.

Annual Lease Evaluations. Included with our service, we conduct an annual review of your property and the local market to ensure your rental rate remains competitive. We’ll recommend and implement rent increases when appropriate, helping you maximize your rental income.

Utility Services Management. Included with our service, we work directly with utility companies to calculate each tenant’s pro-rated utility bill, even when utilities are not separately metered. We ensure tenants pay their fair share each month, helping you save on costs and manage utility expenses effectively.

Turnover Utility Transfer. Included with our service, we handle the transfer of utilities during tenant turnover, ensuring that services are switched over seamlessly between tenants and that no disruptions or additional charges occur during the process.

Quarterly, Semiannual, or Annual Inspections & Reporting. Included with our service, we conduct regular property inspections, quarterly, semiannually, or annually at no additional cost. Each inspection comes with detailed reporting and photos to help you stay informed about your property’s condition.

1099 and Year-End Tax Statements. Included with our service, we provide 1099 Forms and Year-End Tax Statements to help you and your accountant file your taxes. This service is offered for a flat fee of $125 per year, ensuring accurate and timely documentation for tax season.
