A Brief History of Bannockburn, Illinois (Up to 2025)

Bannockburn, Illinois, is a small, affluent village located in Lake County, about 30 miles north of downtown Chicago. Though modest in population and size, Bannockburn has a distinct identity shaped by deliberate planning, community-focused ideals, and a blend of rural charm with modern development. Its history reflects a conscious resistance to suburban sprawl and a dedication to preserving open space and privacy.

Early History and Founding

Before European settlers arrived, the area that would become Bannockburn was inhabited by Native American tribes, notably the Potawatomi. The land was rich in natural resources, with dense forests and waterways that supported hunting, fishing, and agriculture.

In the 19th century, as European-American settlers moved into northern Illinois, the land was gradually cleared for farming. The area remained largely agricultural through the late 1800s, with scattered farms and minimal development.

Bannockburn’s formal founding came in the early 20th century, with roots in a vision crafted by Scottish developer William Aitken in 1924. Aitken purchased 110 acres of farmland and named the area after the historic Battle of Bannockburn (1314), a key Scottish victory in the First War of Scottish Independence. His intent was to create a residential community that reflected both his heritage and a philosophy of country-style living.

Visionary Planning and Incorporation

Aitken’s vision emphasized large residential lots—most between one to two acres—to maintain a spacious, pastoral feel. He established restrictive covenants to preserve the rural character and avoid the denser developments common in suburban Chicago. The architecture was to be unified in style and scale, often influenced by English country homes.

In 1929, Bannockburn was incorporated as a village. Its governance and zoning policies from the start were focused on maintaining low-density, single-family residential living. Commercial development was minimal by design, and the village’s leaders consistently worked to protect its semi-rural character.

Mid-20th Century: Growth with Caution

Post-World War II suburban expansion swept across the Chicago metro area, but Bannockburn managed to maintain its independence from the boom. While neighboring communities experienced rapid population growth and commercial buildup, Bannockburn’s strict zoning laws and lack of sewer infrastructure served as barriers to large-scale development.

Through the 1950s and 60s, the village slowly grew, attracting residents who valued privacy, nature, and exclusivity. The emphasis on one-acre zoning persisted, along with efforts to preserve tree cover and green space. The village also remained protective of its limited commercial zone, primarily along Illinois Route 22 (Half Day Road).

In 1969, the Bannockburn School District was established, further enhancing the village’s appeal for families. The district served pre-K through 8th grade and maintained small class sizes and high academic standards.

Late 20th Century: Institutional Expansion and Preservation

In the 1970s and 80s, Bannockburn continued to evolve, welcoming the establishment of Trinity International University, a Christian liberal arts college and seminary that became one of the village’s most prominent institutions. While the university brought in a new population of students and faculty, it remained consistent with the village’s low-density land use.

Bannockburn’s resistance to rapid commercial development was tested in the late 20th century. A key turning point was the decision to permit some limited, carefully planned commercial and office development near the highway corridors. This included a mix of corporate offices and retail along the village’s southern edge—designed to complement rather than overwhelm the village’s residential character.

Even as modest commercial development took place, Bannockburn’s government remained vigilant in enforcing its zoning code and resisting pressures for subdivision or high-density housing.

21st Century: Stability, Conservation, and Modernization

Entering the 21st century, Bannockburn has continued to balance its traditional identity with modern realities. The village remains a quiet, well-guarded enclave with just over 1,000 residents. Its population has stayed relatively stable due to the restrictions on lot subdivision and multi-family housing.

Environmental conservation has become a central part of the village’s planning. Bannockburn has promoted native landscaping, water management strategies, and efforts to protect local wildlife. There is also a continued emphasis on maintaining mature trees and limiting light pollution, reinforcing the rural atmosphere.

Technological modernization, such as the expansion of broadband access and renewable energy incentives, has been integrated without compromising the low-density vision. The village government has also worked to support sustainability efforts among residents and businesses alike.

Bannockburn remains home to several corporate offices, especially in financial and healthcare services, though they are discreetly placed and landscaped to fit the village’s aesthetic. Meanwhile, the nearby Metra commuter rail stations in Deerfield and Lake Forest offer residents access to Chicago while preserving Bannockburn’s residential seclusion.

  2. CAI Designation (2010): In 2010, Arthur completed the Certified Auctioneers Institute (CAI) program at Indiana University. This graduate-level program focuses on asset liquidation and auction strategies, and is the highest professional designation in the auction industry.
